Thermal Camera Imaging For Slab Leaks

A hot-water line leaking under a foundation warms the concrete above it. Infrared imaging makes that heat visible as a plume on the floor, which turns an invisible problem into something you can see on a screen before any decision is made.

Service to fix my garbage disposal was impeccable. Dennis's demeanor was extremely professional and pleasant. He arrived within half an hour of the 4 hour window, took care of business in under 10 min, and left the area cleaner than when he arrived. Thank you!

How Infrared Finds A Hot-Water Leak

Hot water escaping under a slab does not stay in one spot โ€” it saturates the sub-grade and heats the concrete above it. An infrared camera reads surface temperature across the whole floor at once, so that warmth shows up as a bright plume against the cooler slab around it. The leak sits at the hottest point of the plume, and the shape of the spread often tells us which direction the line runs.

2

Where It Beats Acoustic

Thermal is faster than acoustic over a large area because it reads a whole room in one pass instead of point by point. It also works on a slow hot-water weep that is too quiet to hear, and it is useful in a noisy house where acoustic amplification picks up traffic and appliances. Where hard water drives pinhole corrosion on hot lines, thermal finds leaks before the homeowner has seen any water at all.

3

The Limits Of Infrared

The camera reads heat, not water, so a cold-water leak is effectively invisible to it. Sunlight through a window, floor heating, a recently run dishwasher and even a rug moved that morning all leave thermal artefacts that read like a leak to an untrained eye. Reading the image correctly is the actual skill here, and any thermal finding we act on gets confirmed acoustically or with a pressure test first.

What Happens On The Visit

We run hot water through the system to build a clear signature, scan the floors, and show you the image. If it agrees with the acoustic scan and the pressure test, we mark the spot and move to the repair conversation. Detection is $150โ€“$400, quoted before we start, and separate from whatever the repair turns out to be.
